Our partners in the EEBAK project share one of the good practices they have identified.

Energy audit is one of the energy saving operations subsided by Finnish government. It follows a model provided by Motiva Ltd. Energy audits include detailed reports on energy consumption and the potential of energy savings accorded by proposed operations and instructions. Energy audits are purposed for private and public sector, the industrial and the energy industry.

The purpose of energy audit is to identify cost-effective energy saving operations based on site visit, measurements, calculations and consumption data. The auditing report provides comprehensive survey of the use of electricity, heat and water consumption. Based on these, the unnecessary energy consumption of the property can be discovered. The review report includes cost-benefit calculations for efficiency operations and their impact on CO2 emissions. In addition, the reviews examine the possibilities of increasing the use of renewable energy in the energy production of the property.

Energy audits are carried out under the supervision of two auditors qualified by Motiva Ltd. One of the auditors must be electrical professional and the second must be HVAC professional. However, since the property is best known by a person who already works there, their involvement in the cooperation is more than desirable.

In energy audits, usually there is a cost saving potential of about 13%. Many of the savings targets do not even require large investments, but can be achieved by either small adjustments or by changing consumption patterns. For example, adjusting ventilation machine’s operating times is the most common savings propose for office buildings. In addition, ventilation’s heating control and lowering room temperature level are common and cheap operation that can deliver significant savings.
